More is More – But Is It Enough?

When it comes to the Seattle area housing market, more is always better when it comes to the number of homes for sale.New listings 10-17-14

There was a rare late-season boost in the number of homes for sale in September:

SnapshotInventory increased by 4 percent over August and newly listed homes were up 2.1 percent.

This bump is because would-be sellers took longer to find homes to buy, which delayed them putting their homes on the market.

Market Update – Bothell WA Homes For Sale

There currently about 440 homes for sale in Bothell.  Here are a few.

There have been 265 closed sales on single family homes in Bothell through July 2014.  That’s substantially up from the five year average of 188 homes sold.Value to Purchase Price 5-11-14

The median sales price for homes in Bothell WA through July 2014 was $374,950.  This represents a decline of 0.7%, from 2013.  

The average sales prices have appreciated 4.8% over last year to $387,529.  The average active listing price for Bothell homes $465,000. The five year average is $360,680.

The average price per square foot of homes that have sold in Bothell through July 2014 is $191/per sqft. The five year average is $$169/per sqft.

The number of homes for sale in Bothell has been increasing since January.  This is a very typical pattern for this town. There are currently 440 homes in Bothell for sale and that’s 27.5% more than last year this time.

Bothell homeowners are loving the fact their homes are worth more today than this time last year.  Part of the reason is people are attracted to the fine schools in Bothell.  Or maybe it’s the lower crime rates.  Either way, the median list price is up 15.3% from last year.  

Home size has been increasing in Bothell for some time now.  Many of my clients just want a larger home.  Homes with between 2,500 and 3,000 square feet are currently the most popular home.  Homes between 2,000 and 2,500 square feet make up the second most popular sized home.

The number of bedrooms desired has also been increasing in Bothell.  Homes with 4 bedrooms or more are currently the most sought after and 3 bedrooms are a close second.

In my opinion, our new listing is located hands down in one of the best neighborhoods in the Edmonds-Mukilteo area. I can say that, because I used to live here! The neighborhood has beautiful, mature landscaping and trees. Neighbors take care of their homes and properties, and the pride of ownership is evident everywhere. The neighbors love to walk their dogs, stroll through the neighborhood or just work in their yards.

As nice as this home is, with it’s well laid out floor plan, large lot and massive shop, one feature often overlooked by home buyers is the schools.  And this home has some great ones in it’s district.

Future of cloud computing is Seattle!


The visionaries of high tech have looked into the future and the future of cloud computing is Seattle!

Mr. Hilf, the vice president of cloud product management at HP, said recently “It’s like Detroit used to be for car companies,” he said. “The galactic players are here, and they are creating lots of little companies. The only thing driving anyone away from here is the weather.”

Rain or shine, Seattle has quickly become the center of the most intensive engineering in cloud computing: the design and management of global-scale data centers.

Last year, Mr. Hilf was hired from Microsoft’s giant cloud business, Azure, to spearhead HP’s efforts to build its own cloud service (based in Seattle, not at HP’s home in Silicon Valley), and build technology for other cloud companies.

His new office, in Seattle near the convention center.  Amazon Web Services, the biggest of the cloud companies, is a six-minute walk from HP, in downtown Seattle. North over Queen Anne Hill, in the Fremont district, Google has a thousand engineers working on its cloud system. In Kirkland, near Microsoft, there is another Google facility.

What’s all the talk about the growth of cloud computing in Seattle mean for real estate?  Sooner or later, it all comes back to the old maxim of “supply and demand.”

Hitorically, cities with jobs help fuel demand.  If we have a ton of jobs here, demand goes up and so do real estate prices.  

For example, the Mercer Island area has a 19.1% increase in closed sales over last year.  The median price is up 36.8%.  This house is just one example of the homes selling fast on Mercer Island.
